In the agricultural development of the United States, and especially during the colonization period of its public lands, there had been no occasion for any extensive commercial treatment of farm property. Therefore, nobody made any preparation for the new state of affairs in which one finds himself today. As a result, today one finds in use over one thousand different appraisal methods for determining farm-land values. The use of various appraisal systems operating in competition with one another has prevented the national unity required for public confidence.
